Top 5 Tips for an Extraordinary Photo Shoot


A great real estate photo shoot is essential to maximize visibility in today’s market place. This will pay dividends in higher sales price and a quicker sale. So here we go…

1. Clutter

Clutter is everything except major appliances (yes, the toaster, blender, vacuum cleaner, crib/stroller etc. are clutter). The buyer is looking for space (elbow room) for their clutter and everything extra that you have in view will make that space appear smaller.

All counter tops should be clear of appliances. Also remove all toiletries (soap, shampoos, tissue boxes etc.) from bathrooms. Decorative towels can remain.


2. Pets & Kids

Please restrain your pets and kids as they will invariably get into the photographs. Or, worse yet chew-bite-kick the photographer (from the pets as well).


3. Family Photo

You are selling your property which has a history and memories to you, but not to the potential buyer. They are trying to visualize themselves in your home and personal memorabilia such as family photos, your kid’s 7th place spelling-bee trophy or the moose on the wall are best removed until the sale is complete.


4. Repairs

Unless you are selling a property as a fixer-upper and accept the discounted sale price, no-one wants to spend their time, energy and funds fixing up and repairing your property. So, the cracks in the walls, mildew (a real sales killer), water stains in the ceiling, mismatched paint, peeling paint, leaky faucets etc. should be repaired before the photo shoot and showing of the property. BTW, paint is relatively inexpensive and always gives property a fresh new look and smell.


5. Cleanliness

Dust bunnies, trash, finger prints, spider webs, bugs, bad odors etc. are all signals of a property not-loved. And we all want to love our new home, right? If you love your home then the new owners will likely love their new home as well. Exterior: Mow the lawn, trim the trees and bushes, remove debris piles and trash. Lastly, remove all cars, trucks, trailers, boats and other personal equipment from view.
